Quotes are estimates
Any quote we provide is an estimate based on the information, documents, and photos you give us — such as the BINSR, the inspection report, and images of the property. Our estimate reflects conditions that can reasonably be determined from that material. It is not a guarantee that the price will not change.
Inspections and photos do not always reveal everything. Conditions that are hidden, not visible, or not disclosed at the time of the quote — including issues behind walls, under flooring, or otherwise concealed — may not be reflected in the estimate.
Scope and change orders
The work we agree to perform is defined by the scope in your accepted quote. If additional or different work is needed once we begin — for example, unseen damage discovered during repairs, or changes you request — we will document it as a change order with any adjusted pricing for your approval before proceeding when practical. Pricing for change orders may differ from the original estimate.
Not legal or real-estate advice
We are a licensed general contractor providing repair quotes and repair work. We are not your attorney, real-estate agent, or advisor. Nothing on this site or in our communications is legal, real-estate, or financial advice. You should consult your own agent, attorney, or other professional regarding your transaction, your BINSR response, and your obligations.
Payment
Unless otherwise agreed in writing, repair work is billed at the price set out in your accepted quote, plus any approved change orders. Where arranged, payment may be made through escrow at close of the real-estate transaction.
Limitation of liability
To the fullest extent permitted by law, BINSR Builders is not liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of our site, our quotes, or our services. Our total liability for any claim is limited to the amount you paid us for the specific work giving rise to the claim. Some limitations may not apply where prohibited by law, including rights you may have under Arizona's contractor licensing and consumer-protection laws.
Your responsibilities
You agree to provide accurate and complete information when requesting a quote, to have the authority to authorize the work, and to ensure we have reasonable access to the property to perform it.
Governing law
These Terms are governed by the laws of the State of Arizona, without regard to its conflict-of-laws rules. Any dispute relating to these Terms or our services will be handled in the state or federal courts located in Arizona, and you consent to their jurisdiction.
Changes to these Terms
We may update these Terms from time to time. When we do, we will revise the "Last updated" date above. Your continued use of the site or our services means you accept the updated Terms.
Quotes are not a home inspection
BINSR Builders is a repair contractor, not a home inspector. Our quotes and any work we perform are based on the BINSR, inspection report, and photos you provide. We do not perform a home inspection, and our estimate is not a substitute for one. We are not responsible for items, conditions, or defects that were not identified in the inspection report or were not reasonably visible from the materials you gave us.
Reliance on the documents you provide
We rely on the accuracy and completeness of the BINSR, inspection report, and photos you send. If those materials are incomplete, inaccurate, or do not reflect current conditions, our estimate may not reflect the actual scope or cost of the work.
Pay-at-close availability
Pay-at-close billing through escrow is offered on select, qualifying jobs only. It is not available on every job and is subject to escrow, lender, title-company, and all-party approval, as well as the terms of your specific real-estate transaction. Where pay-at-close is not available or not approved, payment is due under the terms of your accepted quote. We do not guarantee that pay-at-close will be available for your transaction.
No guarantee of acceptance
We do not control, and cannot guarantee, that any seller, buyer, lender, title company, agent, or other party will accept our quote, our completed work, or our documentation, or that any repair will satisfy a buyer’s BINSR or any third party. Turnaround times we describe, including 24-hour quotes, are good-faith targets and not guarantees.
Licensing of the work
All work that requires a contractor’s license is performed by Prolific Builders (Arizona ROC #356246), a licensed Arizona general contractor; the work is licensed, bonded, and insured. BINSR Builders intends to obtain its own Arizona ROC license; until then, licensed work is performed under Prolific Builders’ license. Certain minor work may be performed by appropriately qualified personnel as permitted under Arizona law. Licensing details are available on request.
