Electrical is the section of the inspection report that scares people the most. It reads like a list of hazards, and the word "panel" makes everyone assume thousands of dollars. We've read thousands of these reports across the East Valley and Scottsdale. Most electrical findings are small, fast corrections. A few are not. Knowing which is which is the whole game.

Why electrical shows up on almost every Arizona inspection

Two reasons. First, the code kept moving. GFCI protection requirements expanded over the decades, so a perfectly good 1994 Gilbert house was built to a standard that no longer matches what an inspector expects to see. That is not a defect, it is a home doing exactly what it was permitted to do. It still gets written up.

Second, Arizona homes get worked on. Every ceiling fan, pool pump, garage freezer, and casita a previous owner added is a chance for a splice in the wrong place or a breaker that does not match the wire. Inspectors find those. They should.

None of these are expensive parts. What makes them expensive is a contractor who bills each one as its own trip. If you have nine electrical items and get charged a minimum fee nine times, you just paid several hundred dollars for scheduling. Bundle them into one visit. That single decision usually saves more than any negotiating we could do on the parts.

The expensive findings (a much shorter list)

Real money is generally limited to service and panel work: replacing an obsolete or unsafe panel, correcting a service entrance or mast, adding a dedicated circuit, or rewiring a section of the house. Certain panel brands with known defect histories get flagged for replacement rather than repair, and some insurers or lenders push the issue. If your report names a specific panel brand as a concern, take that one seriously.

Aluminum branch wiring is the other one worth pausing on. It is not common here, but when it turns up it is a specialty correction, not a weekend fix.

Repair before you replace

An inspector noting that a panel is "at the end of its expected service life" is not the same as a licensed electrician determining it cannot be safely repaired. Those two sentences are thousands of dollars apart. Plenty of panels get flagged and then get corrected with a handful of properly sized breakers and tightened connections.

So ask for both numbers. A quote that only offers replacement is a quote that never looked for the cheaper answer. And be skeptical of anyone charging you a fee just to come look at the report. Reading a BINSR and pricing it is our job, not a billable product.
